Active Property Conveyancing is a small conveyancing practice in the Illawarra with two convenient offices situated in Wollongong and Shellharbour. We can assist you with all your property needs including buying, selling, transferring and refinancing your home loan. We Active Property Conveyancing also offers a mobile service, one of only a few firms offering this service in the Illawarra. At Active Property Conveyancing we understand that our clients have work and other commitments which can often make it difficult to do things during normal business hours. We are flexible in time and if you can’t get to us, we'll come to you! Our Certified Practicing Conveyancers live locally and know the area well so we have built a network of trusted contacts that can assist throughout the various stages of buying, selling or refinancing a property.

Sponsorship and donations to charities is very important to us here at Active Property Conveyancing. Donating our time has also become something we encourage all of our staff to do to give back to the community and others less fortunate than ourselves. Lauren is a volunteer for Need a Feed Australia and recently did a food delivery on her annual leave. Tamika has also recently started being a blood donor. If we could all give up a little bit of time to do some volunteering our community would be a better place.

Are you a first home buyer? The First Home Buyers Assistance Scheme provides exemption or concessions from transfer duty if you are a first home buyer in NSW. A duty exemption is available if you are purchasing a new or existing home valued up to $650,000.00 and vacant land valued up to $350,000.00.
... A duty concession is available on new and existing homes valued between $650,000.00 and $800,000.00 and vacant land between $350,000.00 and $450,000.00.

... If you are looking at purchasing a property at auction, you will need your Conveyancer to review the Contract prior to the auction. There is no cooling-off period if you purchase a property at auction or under auction conditions, so you need to ensure you are comfortable with the contents of the Contract for Sale and have done your pre-purchase inspections.

CHARITY SPOTLIGHT: This is where we highlight the charities that we choose to donate $10.00 of our professional fees on settlement of a matter to one of five local charities, chosen by the client.
To date we have donated over $5,500.00 to these local charities, an initiative that we are extremely proud of.
This time we are highlighting Alzheimer's Australia and this charity is very close to our heart.

They educate medical practitioners, aged care providers and others who are working with people with dementia, train people in customer service roles in how to recognise and assist people with dementia. If you are selling a property, you will need to start thinking about the discharge of your mortgage or where your Title Deeds are located so that it doesn't hold up settlement (sometimes they are held with your Lender even if you have paid off your mortgage). We will help you with this and get you signed up on the appropriate paperwork to ensure that we get your Title Deeds for settlement.
