Belle property Castle Hill have been managing my rental property now for over 4 years. I find the team to be very professional and operate with a sense of urgency. Inspections are completed religiously every 6 months with a very detailed report emailed to myself with recommendations on repairs. I trust them to follow through with their recommended tradies for any minor repairs needed to the property. Rental money is always deposited at the end of each month and they are very diligent with the types of tenants to occupy the property. I would not hesitate in recommending Belle property Castle Hill for their property management services. Once I am ready to sell, I have every confidence in also using their sales people for the sale of the property.

How can they be reputable when they have moved in illegally to our already busy residential area without a DA.

Clearly not very interested in providing a good service to renters. Went to an inspection with property manager Max Tormey. Despite personal effort in following up via phone and email I didn't receive a response at all about the status of my application until I found out on Domain that the property has been rented at a much higher price than advertised. No transparency around the negotiation or bidding process, no regard for good communication manners. Avoid this agency.

Found Rebecca Duncan to be excellent with the purchase of our new property in Annandale. Always really courteous, understanding and prompt with information - the whole process from first inspection to settlement was easy and painless, and Rebecca went out of her way at times to accommodate us. Would consider Belle Annandale if we ever rent the property out in the future.

I am appalled by the experience we have had with Belle Property Annandale following the handover of our rental property’s management to the very unprofessional and inconsistent Anastasia Horozakis.

Despite having tenanted the property for three years with rent paid in advance of the due dates, paying an additional 9k+ per annum in order to keep two miniature dachshunds, causing no damage to the property and requesting very minimal from the property owner, ensuring that it was professionally cleaned on our departure, as well as vacating the property well in advance of the end date - it has been truly a horrendous process obtaining a refund of our rental bond.

Anastasia’s piecemeal inspection report and requests, her inconsistent communications regarding claims of what was owing, ignoring enquiries made and points raised, the lack of urgency in inspecting the property following the full service clean, and refusal to escalate the matter to someone senior despite our requests when we felt we could not mutually agree on the final inspection outcomes and refunded bond amount has been incredibly frustrating and farcical. We vacated a fully cleaned property and returned the keys on 1st February, and only on 20th March have we been sent an email to confirm that our bond will be refunded after we conceded to deductions that we still feel we do not owe. Having moved to New York, bringing this to matter to a Tribunal would be quite difficult and so we have folded to some outrageous claims on our bond, despite having proof to contest this matter.

Following Anastasia's final inspection, we were provided with photos of alleged items that required further cleaning, i.e. ‘greasy scuffs’ on kitchen cupboards which were not at all visible in the photographs taken, some minor lint in the dryer - all of these being cause for withholding our bond for an unreasonable amount of time. Having rented properties previously with no issues on bond refund, I'd like to think I have a fair understanding of what reasonably clean and tidy means. Anastasia didn't feel that our bond could be refunded due to the minor 'scuffs', however she did feel that the property was in a more than reasonable condition to take prospective tenants through, and subsequently the property was leased shortly thereafter.

In addition, Anastasia charged us for additional rent beyond our vacate date - despite advising in two separate emails that we owed nil (she actually wrote NIL in bold and capitals, and sent a screenshot of Belle Property’s payment system as further proof that we were paid up to our vacate date).

Not sure what sort of Mickey Mouse show is going on but we are well and truly disgusted as tenants, and would sure as hell be dissatisfied as a property owners having Anastasia Horozakis as a conduit and representative of our interests. The average person does not have the time or capacity to pursue ridiculous claims - and so unfortunately the manner in which this individual conducts herself will most likely continue.

I was one of those people that thought - Does an agent really earn all that commission? - I can honestly say after our dealing with Rob and Michael they truly did earn their $$, and I felt that we received true value for money. From the beginning to the end Rob and Michael were very informative and they never over sold us in terms of the market price expectation. The whole process was very clear and all schedules were met each and every time. Nothing was ever a hassle and my wife and I are EXTREMELY happy with our result and the work that Belle provided. We will not look anywhere else when we have had such a great experience - why would we? If you want the best - Rob and Michael WILL deliver.

Although staff were polite, they were poor at replying to our calls and emails regarding essential repairs. Our rental house developed black mould in many rooms as the leaking roof and window was not fixed after months of complaints.

Unprofessional, unreliable and rude

Sabrina Lau is the most useless agent ive ever come across.

We lease a property the she manages, poorly i will add. We had a change in tenants during the lease period. All details and forms were filled out and returned promptly, 6 months passes and the new tenant still wasnt on the lease and she blamed us for it. Notified to fix the rangehood and garage door lock as they were faulty, still waiting. At the end of the lease she offered at an 18 month lease, not even a 12 month was offered, agreed to stay for 4 months (as the landlord wanted a lease to start
At the end of this time as we were moving out) now constant harrassment from Sabrina, inspections 1 week before we move, while we are in the middle of packing our items up. Inspection was stated for inbetween 10 and 1pm. Which i stayed home for so i could be there, doesnt show up, contacts later saying no it was between 10 and 5pm and the email was a typo and to contact fair trading if we had a problem.

We awared the owners of the problems a few months ago and its not the first complaints she has recieved. But yet nothing was done about it so it seems.

Please retrain your staff in customer service skills.
