Selling your property at the beginning of 2018
There are many advantages and disadvantages to selling your home over the Christmas period. If you decide that you would like to sell your home over the Christmas period there are a few factors that you will need to consider that may be to your disadvantage. Will there be a real estate agent available during this time? What will the buyers think if you are selling the property over the Christmas period, why not spend this time wi...th family rather than sell? Will there be as many buyers out there as a lot of people will go away on vacation?
However, there is always an upside to a downside. Some of the advantages of selling over the Christmas period are that the number of available house for sale decreases, reducing competition between other vendors. Another advantage is that buyers who are looking for properties during the holidays are usually serious about purchasing something, and this could lead to a quick sale.

Process once you have signed the contract:
This process usually takes 6-7 weeks and here are some things to keep in mind:
* Be available: it’s really important to be available to sign original documents or at least be contactable.... *Engage a building and pest inspector: You should do this before you sign the contract. In some cases the property owner will organise these inspections and have the reports available. You will need to purchase the report from the property owner for it to be of legal use to you. Ask the real estate agent if such reports are available and if you can purchase them. *Complete and return all documents to us as early as possible to ensure all deadlines are met. *Don’t forget to arrange insurance cover on the property so that you’re protected as soon as possible. *Be available on settlement day so that we can get in touch with you for any last-minute queries that might come from the other party.
