How the Sydney property market has changed in October 2017
There has been much in the media about the bursting housing bubble and home values flat lining. According to The Agency’s CEO Matt Lahood, the decrease in the rate of price growth is not something sellers should be concerned about. In fact, this stable buying and selling environment is welcome and can be capitalised on.
Throughout October national dwelling values remained unchanged, and a drop of -0.48% was recorded a...cross Sydney. But to put this in perspective, national home values have still increased by 6.6% annually when compared to this time last year and by 7.7% in Sydney. On the front line, we are still seeing strong sales results and high clearance rates in the inner-city regions, while the outer ring of Sydney has seen a more significant shift.
Overall this is an important normalising of the market that will help first home buyers and general housing affordability, as well as create a sustainable property market. When you consider the fact Sydney is now ranked the second most expensive housing market in the world, behind Hong Kong, price moderation is more than welcome.
For buyers and sellers, this stable real estate environment means you do not need to panic about time out of the market. By this we mean if you sell, there is less pressure to have your new home locked in as your re-entry point is less time dependent.
